  1. Building Surveys and Due Diligence – If you are acquiring an interest in a property, be it purchasing for your own occupation or as an investment or taking a Lease of a commercial building - then you may need to know what the condition of the property is like and whether you have any repairing obligations to adhere to.

    We will carry out a pre-acquisition inspection or building survey; provide you with the appropriate advice of the nature of the building that you are proposing to occupy or own and any defects that are readily apparent and remedial solutions.
  2. Party Wall Matters – You want to carry out building works or your neighbour wants to carry out building works and has served you with a Party Structure or a similar Notice under the Party Wall Act and in such circumstances you may require the services of A M Associates to act as your Surveyor to protect your rights under the Party Wall Act and to ensure that either yours or your neighbours property is damaged by the works.

    Party Wall procedure can be complicated depending upon the particular scenario and, therefore, it is best to discuss with A M Associates your own particular circumstances.
  3. Dilapidations – Whether you own a commercial property as the Landlord or whether you occupy as a Tenant, at the end of the Lease there may be dilapidations which are the Tenant’s obligation to repair the property and to hand it back to the Landlord in good condition. The extent of these repairing obligations varies from Lease to Lease and property to property.

    However, the subject of dilapidations involves Surveyors inspecting a building or premises and compiling a Schedule detailing the items of disrepair, which either can be remedied by carry out the works or by way of offering monitory compensation. Surveyors are involved in the negotiations which include the extent of liability of dilapidations and cost of remedial works.

    It is, of course, well known that if properties are under insured and they suffer a loss or damage, then insurers may not be willing to re-instate or reimburse the owner or occupier the full cost of re-instatement. It is therefore essential to get properties insured for the right amount.
